PROJECT DETAILS:

IWP, the premier regional wood product distributor on the West Coast, currently has staff spread across multiple buildings and was looking to unify the company. Because storage and warehouse space is a premium, the design needed to incorporate both the office and warehouse programs so as not to underutilize the property. Concepts were developed to include both programs but with distinct and separate uses to maintain employee safety and clear organization.

In order to increase presence on the street-side of the property, the warehouse is pushed to the back of the property with the office and employee/visitor parking placed toward the street. The office program is then elevated above the warehouse program and split into two levels for corporate and distribution department organization. This also limits the depth of the floor plate and increases the exterior wall area, allowing for better daylighting opportunities of the interior. The office stack is then rotated ninety degrees to orient the length of the structure towards the street increasing views to the rest of the IWP campus toward the west and Mount Talbert to the east.

Private offices are located along the perimeter of the exterior walls for ample daylighting while other program elements are located at the core. Vertical circulation is located in the middle of the office floor plate to align with the overlap of the warehouse and ground level entrance.

The adjacencies of the two program volumes allow for opportunities to access the roof of the warehouse from the offices. A green roof controls stormwater runoff and area for solar panels can offset the energy usage of the office.
